Where to Buy a Mountain Home: A Southern Blue Ridge Guide

Five North Georgia counties, five different markets. Median prices, days on market and months of inventory across the Southern Blue Ridge, mid-2026.

The Georgia side of the Southern Blue Ridge comes down to five counties, and they do not price alike. Through July 2026 the median single-family sale was $399,900 in Towns County and $650,000 in Fannin, a spread of $250,100 across ridges that look identical from the highway.

That gap is the whole decision. A budget that buys an average house in Fannin County buys an above-average one an hour west in Gilmer, and the drive between them takes about forty minutes. Picking the county comes before picking the house.

Every market figure below comes from the July 2026 county reports published by the Georgia Association of Realtors, current as of August 16, 2026. Prices, days on market and list-price percentages are year-to-date through July. Inventory is the July reading.

Where should you buy in the North Georgia mountains?

Start with the county, because the county sets the price band before any individual house enters the conversation. Here is the whole Georgia Blue Ridge market on one page.

Six months of inventory is the line between a buyer’s market and a seller’s, and not one of these counties is anywhere near it. If you want the character of each town rather than its arithmetic, I wrote that up separately in a guide to the mountain towns themselves.

What does the same budget buy across county lines?

Move the county line and your money changes rank. At $450,000 you are shopping the middle of the market in Gilmer, Rabun and Union counties, which means roughly half the listed houses are in reach.

Carry that same $450,000 into Fannin County and you are $200,000 under the median, shopping the bottom third. You will see smaller cabins, older builds, steeper driveways and fewer long-range views. That is not a reason to avoid Fannin, but it is a reason to know which end of it you are buying.

In the other direction, $650,000 is an ordinary purchase in Fannin and a strong one in Towns County, where it sits about $250,000 above the median sale. Buyers who want the most house per dollar usually end up looking at how North Georgia prices compare before they commit to a town.

Where do buyers have leverage on mountain homes for sale?

Count listings against sales, not days on the calendar. Through July 2026 Towns County produced 2.89 new listings for every home that closed, Rabun 2.81 and Fannin 2.74. Gilmer ran 2.46 and Union 2.26.

More supply per sale means more room to negotiate. It also means longer waits: a listing in Union County took 89 days to sell, the slowest of the five, and Rabun moved fastest at 73 days.

The discount off list follows the same logic. Working backward from each county median, the gap between asking price and sale price came to about $32,800 in Fannin, $25,100 in Union, $23,600 in Rabun, $19,600 in Gilmer and $18,000 in Towns.

Why one month’s median can mislead you

These are small markets, and a handful of large sales moves the number. Fannin County’s July median was $815,000 against a year-to-date figure of $650,000, because July closed only 109 sales while the year to date counted 696.

Rabun did the same thing on a smaller base: $550,000 for the month against $449,000 year to date, on 33 July closings. Read the rolling figure rather than the headline, because a seller quoting last month’s median at you is quoting noise.

What about the North Carolina side?

Murphy, Hayesville, Franklin and Highlands all sit over the state line, some inside an hour of Blue Ridge and some a good deal further, on a different multiple listing service and under a different set of state rules. The mountains continue, but the data does not travel with them.

Statewide, North Carolina Realtors put the August 2026 median at $375,000 with 5.81 months of supply. That is a state average across every property type, and no mountain county I have worked in behaves like its state average. Ask for county-level numbers before you let a statewide figure set your expectations.

How I would narrow it down

I’m Thomas Echea, a Luxury Real Estate Advisor with E+E Group at Compass, and I own homes in Blue Ridge and Fort Lauderdale. The order I use with buyers is the same every time, and it is not the order most people arrive with.

County first, because it sets the price band and the tax bill. Then access, because a paved county-maintained road and a private gravel easement are different assets. Then water or view, because those carry the resale. The floor plan comes last, and it is the only thing you can change later.

Two things worth pricing before you fall for a listing: the carrying cost, which starts with Fannin County property taxes, and the entry band, if you are shopping homes under $300,000 around Blue Ridge.

Homes in Fannin County averaged 85 days on market year to date through July 2026. Across the five-county Blue Ridge market the range ran from 73 days in Rabun to 89 days in Union.

How far below list do mountain homes actually sell?

Between 4.1% and 5.4% under asking. Sellers received 95.9% of list price in Gilmer, 95.7% in Towns, 95.2% in Fannin, 95.0% in Rabun and 94.6% in Union through July 2026. At each county median that is roughly $18,000 to $32,800.

Should I look in North Carolina instead of Georgia?

Only with county-level numbers in hand. North Carolina’s statewide median was $375,000 in August 2026 with 5.81 months of supply, but that figure covers every property type in the state and does not describe a mountain county. Towns such as Murphy, Hayesville and Franklin trade on a separate multiple listing service.
