Selling with Thomas
Sell your Blue Ridge home
with Thomas Echea
Blue Ridge is home. I bring a quiet, exacting standard to selling its cabins, land, and mountain estates — with a South Florida practice for the clients who live between the two.
How I work with sellers
The standard, regardless of the price.
Every showing, Thomas or a team member is there. Every week, you hear from us in writing — even when nothing moved. Before we list, I tell you the honest number and the honest fee. That’s the standard, regardless of the price.
What I actually do
Prepare. List. Close.
Three phases. Same rhythm every time. Weekly, in writing. No surprises at the table.
01
Prepare
- Staging, decluttering, and removal — what to keep visible, what to move out, what a fresh eye will see first.
- I personally review and finalize all photography, copy, and video before anything is published.
- The first impression is the only first impression we get.
02
List
- I reach out personally to qualified buyers already looking at this price point, in this market — a note, a photograph, a call.
- Showings are often booked before the MLS goes live. When it does launch, it goes through Compass private, exclusive, and coming soon, then everywhere.
- Thomas, Laura, or a teammate trained and coached by Thomas is at every showing — never proxied.
03
Close
- I manage the transaction to the table — inspection, appraisal, contingencies. Nothing quietly dies in the back half of a deal.
- You hear from me weekly, in writing, the whole way through. No surprises at the table.
- After closing, I stay in touch.
Selling a $1M+ home in Blue Ridge
A mountain estate needs a pricing argument a buyer can follow. I compare the home with recent comparable sales and its active competition, then explain how the view, usable land, road access, condition and location affect that comparison. A county-wide median is background; it is not a valuation of your particular home.
Before launch, we agree on preparation, photography, the property story and access for showings. I personally review the presentation. Thomas, Laura or a teammate attends showings, and you receive a written update each week covering activity, feedback and the next decision.
I lead the Blue Ridge practice as Principal of E+E Group at Compass. RealTrends Verified reports $72.37 million in volume and 76 sides for E+E Group, based on 2025 sales data. Those are team results. The 684 Overlook example below shows our presentation of an active listing; it is not a completed-sale case study.
For a useful first conversation, bring the property address, your timing and any records on improvements, access or rental operations. We can discuss the comparable evidence, preparation priorities and selling process. Request a Blue Ridge seller consultation, or start with the home valuation guide.

Seller story
In their words.
I had a home that was on market for over a year with a previous realtor. I was referred to Thomas by a friend and he was very professional and gave me some insight and a game plan to get my property sold. He went above and beyond and sold my property in record time! Thomas’s closer Leo was very good as well, communicating deadlines and what to expect throughout the process. I highly recommend Thomas and his team!
Josh Barth
Thomas provided a comprehensive market analysis, which helped us set a competitive price… He went above and beyond with marketing efforts, showcasing my home through stunning photography and virtual tours, which attracted numerous potential buyers. Thanks to Thomas’ negotiation skills, we received multiple offers and ultimately sold the house… I highly recommend Thomas to anyone looking to sell their home.

Want a real number — not a Zestimate?
I’ll walk the property, read the comps, and tell you what it will actually bring. No form. No automated estimate. Just the number, and why.
Common questions
Seller FAQ.
How do you price a home?
I look at recent comparable sales, the active competition, the specifics of the property, and where the market is turning. I won’t list high to win the listing and then reduce every thirty days. The number is honest before the sign goes up.
When do I have to commit?
You don’t — not until it feels right. We’ll have a thorough conversation before committing. I’ll walk the property, tell you what I think it will bring, talk through your goals and timing, and explain how I’d approach it. If it makes sense to move forward, we do. If not, there’s no pressure.
What happens in the first consultation?
We talk about the property and what you want out of the sale. I’ll look at what has sold nearby and give you an honest view on price, and on anything worth doing before listing. There is no obligation — and if the answer is that now isn’t the right moment, I’ll tell you.
How is the marketing plan tailored?
It follows the property and its likely buyer. Recent listings have had professional photography, a dedicated property page, video, a virtual tour and a brochure, syndicated through the MLS and the Compass network — and for one listing, material produced in Chinese as well as English. A cabin aimed at short-term-rental investors is presented differently to a primary residence.
Can you coordinate while I am away?
Yes. Out-of-state and out-of-area sellers are a normal part of this market. Showings, access and scheduling are coordinated by Thomas and his team. For an inherited property, our practical preparation checklist helps organize records, access, and contents before a selling discussion.
Who handles updates and showings?
Thomas and the E+E Group team at Compass. Clients have specifically credited the team’s closing coordination — deadlines communicated, and clear expectations at each stage.
“The house doesn’t make its own first impression. I do.”
