The Quick Version

  • Homes under $250K in North Georgia still sell, but mostly outside the mountain core. No mountain county posted a 2026 median below $347,000.
  • In Union County, 79 of 601 home sales since January 2025 closed under $250,000, or 13.1%.
  • The typical house in that slice is a 974-square-foot site-built home from the mid-1980s, or a mobile home on its own land.
  • Murray, Walker and Chattooga counties carry medians near or under $260,000. Figures as of August 2026.

A $250,000 budget still buys a house in North Georgia, just not a typical one. Across ten mountain counties, the lowest single-family median through August 2026 was Habersham’s $347,854, according to the Georgia Association of Realtors. The deals sit in two places: the older, smaller houses at the bottom of each mountain county, and the ridge-and-valley counties to the west.

This guide maps both. For the wider price picture, start with our read on the North Georgia real estate market.

Where do homes under $250K in North Georgia still sell?

Mostly west of the mountain core, in the counties around Chatsworth, LaFayette and Summerville. Murray County’s single-family median through August 2026 was $259,900, Walker’s was $256,900, and Chattooga’s was $182,000. Each sits within $10,000 of $250,000 or below it.

The mountain core tells a different story. Fannin County, home to Blue Ridge, posted a $644,500 median on 814 closings. Gilmer sat at $460,000 and Union at $422,000. In those counties, $250,000 is a below-median budget, so you are shopping the lower tail of the market rather than its middle.

That distinction drives everything else in this guide. In Murray County you can buy a typical house, while in Union County you are buying a particular category of house, and the following sections document exactly what that involves.

How do the mountain counties compare with the western counties?

Union County’s median runs $162,100 above Murray’s, and Fannin’s runs $384,600 above it. The gap shows up in speed as well as price, because the western counties carry tighter supply and shorter selling times.

Chattooga (Summerville)$182,000102655.8
Walker (LaFayette)$256,900123605.2
Murray (Chatsworth)$259,900225613.6
Habersham$347,854382525.7

Fannin (Blue Ridge)$644,5008148611.2

Single-family homes; source: the GAR Local Market Update for each county, August 2026. Fannin’s 11.2 months of supply is about three times Murray’s 3.6, so a buyer in Blue Ridge has room to negotiate that a buyer in Chatsworth does not.

How many Union County homes actually sold under $250,000?

Seventy-nine of 601, or 13.1%. I pulled every recorded sale from the Union County assessor’s public GIS file, January 2025 through early August 2026. I then kept single-parcel residential sales on lots that carry a house on the 2026 tax roll. The median of those 601 home sales was $405,000.

$250,000 to $299,9996711.1%

Most of the sub-$250K activity sits just under the line: 49 of the 79 sales landed between $200,000 and $249,999. Only 8 homes in the whole file sold under $100,000.

What does a sub-$250K house look like in the North Georgia mountains?

Smaller and considerably older than the countywide norm. Of the 79 Union County sales under $250,000, 56 were site-built single-family homes with a median price of $217,000, a median of 974 heated square feet, and a median build year in the mid-1980s. The typical home sale in the full file had 1,456 square feet and dated from 2000.

The remaining 23 sales divide into three distinct categories. Fourteen were mobile homes, the assessor’s term, at a median of $175,500 on about 1.6 acres. Six carried a vacation rental occupancy code, at a median of $200,800 for 735 square feet. Three were tiny homes, two of them built in 2024.

Measured per square foot, the entry tier is actually the better value: a median of $220 against $300 for homes at $250,000 and up. You sacrifice space and construction age rather than location, and 40 of the 79 properties sit on an acre or more.

Is the under-$250K slice getting smaller in 2026?

The preliminary evidence suggests it is. The county file holds 83 home sales recorded so far in 2026, and only 6 of them closed under $250,000, or 7.2%. In 2025 the share was 73 of 518, or 14.1%, and the median rose from $399,900 to $449,000.

Treat that with care, because the 2026 file is partial and small samples swing. The Georgia Association of Realtors notes on every county report that “Percent changes are calculated using rounded figures and can sometimes look extreme due to small sample size.” Still, a share that halves in one year is worth watching, and it points the same way as the rising median.

For a buyer, that argues for acting decisively on a structurally sound house when you find one, rather than waiting for the price band to widen again.

Which property types give a $250K budget the most room?

Older detached houses and homes on acreage in the mountain counties, and attached homes farther west. Mountain townhomes offer surprisingly little relief at this budget: Fannin’s townhouse median was $376,351 on 7 sales and Pickens’s was $305,305 on 31.

West of the mountains the arithmetic changes considerably. Gordon County’s townhouse and condo median was $241,250 on 21 sales, and Whitfield’s was $224,900 on 14. If a lock-and-leave place matters more than a ridge view, those two counties are where attached homes under $250,000 trade in real numbers.

Inside the mountain core, focus on older and smaller houses in Union County around Blairsville, and on the back roads of Gilmer and Fannin. For a town-level read on what $200,000 to $300,000 buys in Fannin County, see our guide to Blue Ridge GA homes for sale in that band.

How do you buy well at the entry price point?

Price the house against its own tier, not the county median. I’m Thomas Echea, a Blue Ridge real estate agent with E+E Group at Compass and 25+ years in real estate, and this is the sequence I use with entry-level buyers.

  • Set a GAMLS alert at $250,000 for the specific roads and towns you would live on.
  • Pull the assessor record for each candidate. Year built, heated square feet and occupancy code tell you what you are buying.
  • Compare price per square foot against sub-$250K sales only. Against the $300 county figure, almost anything looks cheap.
  • Inspect the roof, the well, the septic and the crawl space. Older houses carry their age in those four places.

Price to the comps, not the dream, and walk away from any house whose asking price only makes sense against the county median.

Frequently Asked Questions

Where can you find homes for sale in North Georgia?

Search the MLS first, through GAMLS or an advisor’s direct feed, then filter by county. Under $250,000, the medians closest to your budget sit in Murray, Walker and Chattooga counties, while Union, Gilmer and Fannin offer a thinner entry tier of older and smaller homes.

What is the best way to find a home for sale in Georgia?

Set a saved MLS search with a firm price ceiling and a short list of towns, then act quickly on new listings. Listing portals are fine for browsing, but the MLS record is the source, and county assessor files show what similar homes actually sold for.

How do you purchase real estate in Georgia?

Find the house, check its recorded sales comps, and make a written offer with time built in to inspect. Inspect the structure, well and septic during that window, renegotiate or walk if the findings warrant it, and then close.

What does it cost to buy a house in Atlanta versus North Georgia?

Through August 2026, the single-family median was $550,000 in Fulton County and $475,000 in Cobb, against $422,000 in Union County and $259,900 in Murray County. A $250,000 budget is under half of Fulton’s median but close to Murray’s.

Where can you find the right real estate agent?

Look for someone who works the specific county you are buying in and can show you recorded sales, not just active listings. At the entry tier, local knowledge of older houses, wells and septic systems matters more than marketing polish.

Can one advisor represent you in more than one state?

I can represent you in Georgia and Florida, the two states where I hold a real estate license. For a purchase anywhere else, I would refer you to someone licensed in that state.
