The Georgia Housing Market in 2026: What $200K Buys Now

Only 34 of Georgia’s 158 counties have a median at or below $200,000. County-by-county 2026 data on where $200K buys a house and where it falls short.

Two hundred thousand dollars buys the middle of the Georgia housing market in 34 of 158 counties. Those counties recorded only 1,463 of the state’s 76,048 single-family transactions through August 2026, so $200,000 is a below-median budget almost everywhere that buyers actually shop.

Every county figure here comes from the Georgia Association of Realtors Local Market Update reports, current as of September 16, 2026. I pulled all 159 county reports. Prices, days on market and percent of list are year to date through August. Months of supply is the August reading.

What does $200K buy in the Georgia housing market right now?

The middle of the market in 34 counties and a below-median house almost everywhere else. Of 158 counties with a reported median, 34 sit at or below $200,000, and Dodge, Taylor and Warren sit exactly on it.

Most of those counties are small. Twenty of the 34 closed 25 or fewer single-family sales in eight months. Baker County’s $69,000 median, the lowest in the state, rests on two closings. A median built on two sales is a coincidence, not a price.

Together the 34 counties closed 1,463 sales, about 1.9% of the 76,048 closed across all reported counties.

Where does $200K meet real sales volume?

In four counties. Dougherty, Ben Hill, Chattooga and Sumter each have a median under $200,000 and at least 100 closed sales year to date. Dougherty County, home to Albany, is the volume market at 405 closings, more than three times Sumter’s 122.

Read the days-on-market column before the price column. Ben Hill houses took 111 days to sell and Jefferson houses 119, so a cheap purchase here can be a slow resale.

How far does $200K fall short in metro Atlanta and Savannah?

Far short. Fulton County’s median single-family sale was $550,000 through August 2026, so $200,000 is 36% of a middle-of-the-market house. Fulton closed 5,171 sales, more than three times what all 34 sub-$200,000 counties closed together.

Where does $200K come closest to a median in a busy market?

In Columbus, Macon and Augusta. $200,000 is 87% of Muscogee County’s $230,500 median (Columbus), 91% of Bibb County’s $219,450 (Macon) and 87% of Richmond County’s $231,000 (Augusta).

These are the busiest markets near the $200,000 line, with 1,588, 854 and 1,336 closings. Muscogee homes sold in 42 days with 3.1 months of supply, faster than Fulton’s 47 days.

Does $200K buy anything in the North Georgia mountains?

Almost nothing in the resort core. $200,000 is 31% of Fannin County’s $644,500 median and 43% of Gilmer County’s $460,000. It is 47% of Union County’s $422,000, 50% of Towns County’s $400,000 and 43% of Rabun County’s $464,850.

Those five counties carry 8.8 to 12.3 months of supply, against 4.7 in Fulton. That gives buyers in the North Georgia mountains room to negotiate, which I cover in where to buy a mountain home in the Southern Blue Ridge. What does a $200K house cost per month at today’s mortgage rate?

About $1,059 in principal and interest with 20% down. The Freddie Mac Primary Mortgage Market Survey put the 30-year fixed rate at 6.95% on September 17, 2026. A $160,000 loan at that rate costs $1,059 a month.

Why are the cheap Georgia counties the riskiest to buy in?

Because liquidity decides whether you can leave. Twenty-three of the 34 sub-$200,000 counties closed fewer than 30 single-family sales in eight months, and a market that absorbs under four houses a month sets no reliable price.

Sellers there also concede more. Berrien County sellers received 88.5% of list price and Telfair County sellers 89.2%, against 98.1% in Fulton. Working backward from Berrien’s $180,000 median, 88.5% of list implies about $23,400 below asking.

How would I read $200K in Georgia as a buyer?

I’m Thomas Echea, a Luxury Real Estate Advisor with E+E Group at Compass, and I own homes in Blue Ridge and Fort Lauderdale. My read is that $200,000 in Georgia is either a small-market price or a down payment, and those are different plans.

As a price, it works in the four volume counties above if you accept a slow exit. As a down payment, it goes far in the North Georgia mountains. Twenty percent down on Fannin County’s $644,500 median is $128,900, which leaves $71,100 of your $200,000 in hand.
