Are log cabins a good investment over a full market cycle?
Held for a full cycle, they have been. Entered near a top, they have punished people. The federal index for Fannin County peaked at 164.05 in 2007, bottomed at 121.04 in 2012, and did not clear that old high until 2019. Twelve years.
Nobody selling cabins volunteers that number. It is the single most useful figure a buyer can carry into a showing, because it sets the holding period this market actually requires.

Plan on $125 to $175 per square foot for the structure, and treat everything else as separate. Angi’s July 2026 cost data puts log construction in that band nationally. A 900-square-foot footprint, the classic 30 by 30, therefore lands between $112,500 and $157,500 before you have bought an acre or dug anything.
Compare that against the national baseline. The 2024 NAHB Cost of Construction Survey recorded an average construction cost of $428,215 across 2,647 square feet. That works out near $162 per square foot. Construction absorbed 64.4% of a new home’s sales price, the finished lot another 13.7%.

What is the permit data saying about building right now?
That fewer people are doing it. Fannin County authorized 459 new private housing units in 2022, then 352 in 2023, 390 in 2024, and 356 in 2025. That is a 22.4% decline from the peak, per the Census building-permit series for Fannin County.
One local rule explains part of the hesitation. The Fannin County Environmental Health Department warns on its septic application that “grading, cutting, filling or any other landscaping or construction activities on a lot and/or piece of property prior to SEPTIC approval from this office may render your lot and/or property unsuitable for a septic system.”
Read that twice. Clearing a building site before the septic permit issues can invalidate the approval entirely and strand an otherwise developable parcel. I require completed soil evaluation before an offer goes firm on raw acreage, without exception.
What does a log cabin cost to keep?
More than a comparable framed house, and surface texture governs the schedule more than most buyers expect. The USDA Forest Products Laboratory Wood Handbook puts one coat of semitransparent penetrating stain on new smooth wood at 2 to 4 years of service life. Two coats on saw-textured wood may last 10.
Orientation compounds that. The same handbook records that finish on the north side of a structure lasts about twice as long as finish on the south side. Your sun-beaten elevations, not the sheltered ones, set the real cycle.
Budget restaining as a recurring operating expense, the way you budget the septic pump-out. A cabin that has gone gray and surrendered its sheen communicates deferred maintenance to appraisers and buyers before anyone opens an inspection report. At resale, that finish schedule registers in days on market considerably earlier than it registers in price.
How does financing a build differ from financing a purchase?
Structurally, not just in rate. A purchase closes once against a finished asset. A build uses construction-to-permanent financing, where, under Fannie Mae’s single-closing rules, the lender manages disbursement to the builder and the loan converts automatically to a permanent mortgage at completion.
You pay interest only on money actually drawn during the build. Freddie Mac’s weekly survey put the 30-year fixed rate at 6.58% for the week ending July 23, 2026, which is the number the converted loan eventually inherits.
The build path also carries a valuation risk the purchase path does not. Cost does not create value. An appraisal at completion can land beneath your invoices. In a county whose index has already run 69.5% in five years, model that gap before you break ground.
Which path wins in the North Georgia mountains?
Buying wins on speed and certainty. Building wins on three conditions. You already control the land, the site clears its approvals cleanly, and you intend to hold across a full cycle rather than three seasons.
