The median sale price in Gilmer County was $473,580 over the three months ending May 2026, per Redfin’s public market data (checked July 2026). That figure is up 1.3% year over year; the typical property required 68 days to sell, 11 days longer than a year earlier, and 80 closings landed in May.
Inside Ellijay’s city limits, the same source shows a midpoint of $389,767, down 18.8%. Treat that swing with considerable caution: only 15 houses changed hands inside the city in May, and a sample that small seesaws unpredictably. The countywide figure, built on five times the volume, is the more honest read.

Ellijay or Blue Ridge: what separates the two towns?
About $167,000 at the median, 16 miles of highway, and a different center of gravity. The drive between the squares runs 20 to 25 minutes on GA-515, with Cherry Log roughly halfway.
Blue Ridge is the resort town. Its downtown wraps around the scenic railway depot and a walkable strip of galleries and restaurants. Second homes dominate: 27.1% of Fannin housing is seasonal, against 1.9% statewide (Census, 2019–23). Ellijay operates as the working seat of a considerably larger county; Gilmer counted 31,353 residents at the 2020 census to Fannin’s 25,319, and part of its economy still turns on agriculture.
The land differs too. National forest covers 42.6% of Fannin but only 20.4% of Gilmer, leaving more private, buildable acreage around Ellijay and explaining part of the price differential. Elevation tells a similar story: downtown Ellijay sits at 1,283 feet, Blue Ridge at 1,765. And since GA-515 reaches Ellijay first on the climb up from Atlanta, its buyers save that distance on every trip.
What makes Ellijay Georgia’s apple country?
Apples are the town’s identity, not a marketing line. The City of Ellijay calls itself the historic seat of Gilmer County, the Apple Capital of Georgia, and an Appalachian Trail Community. The county chamber counts more than 22 varieties coming out of local orchards between June and November.

Most of the growers line Highway 52 East, southeast of town. B.J. Reece Orchards at 9131 runs u-pick fields, a country bakery, and a petting farm. Hillcrest Orchards, up the road at 9696, stages its Apple Pickin’ Jubilee weekends each fall.
Mack Aaron’s Apple House at 8955 has sold fruit since 1944, and Panorama Orchards dates to the 1920s. R & A Orchards, at 5505 on that stretch, adds a restaurant and farm tours, while Red Apple Barn covers the Tails Creek Road side. Mercier, the region’s biggest name, is actually across the line in Blue Ridge.
The Georgia Apple Festival runs the second and third weekends of October at the Ellijay Lions Club Fairgrounds, 1729 South Main Street. If you are touring properties that month, schedule around it, because festival weekends fill the roads and the restaurants.
What is downtown Ellijay like?
A county-seat square that still earns its keep. Antique dealers, specialty shops, and restaurants occupy the storefronts, and by the municipality’s own account something is almost always underway on the Square, from live music to automobile shows.
Water defines the geography. The Ellijay and Cartecay rivers, both trout streams, merge about a third of a mile from the River Street bridge to form the Coosawattee. The town’s name itself is usually traced to a Cherokee word for “many waters.”
West of town, Carters Lake covers 3,200 acres and plunges nearly 450 feet, the deepest lake in Georgia. The Army Corps of Engineers permits no private docks or lakeside dwellings there, which keeps the shoreline wild and keeps waterfront listings off the table. Anyone set on a dock of their own looks to Blue Ridge Lake instead.
Who is Ellijay the right fit for?
Ellijay suits the buyer who wants the North Georgia mountains at a friendlier entry price and does not need a resort downtown at the end of the driveway.
- Value-focused cabin and land buyers. A $473,580 midpoint against Fannin’s $640,579 means an identical budget stretches to more acreage, more house, or both.
- Year-round residents. A community of 31,353 with its own square, schools, and services stays lived-in through the off-season, when second-home towns go quiet.
- Atlanta-facing weekenders. Ellijay is the first mountain town GA-515 reaches, trimming the Friday-night drive.
- Anglers and paddlers. Two trout rivers converge downtown, and Carters Lake is minutes west.
The trade-offs run the other way. If you want the gallery-and-depot downtown, a private dock, or the deep vacation-rental economy of a 27% seasonal county, Blue Ridge is the better match. Short-term rental rules also differ by jurisdiction and change often; confirm the current ordinance with Gilmer County before you underwrite any rental income.
