Victoria Park is the Fort Lauderdale neighborhood that locals know and buyers from outside the market consistently overlook. A midtown residential grid — mostly 1950s and 1960s construction, with a wave of new builds on the larger lots — sitting between downtown and Sunrise Boulevard. Some streets have canal access. Most do not. The distinction matters and it is not always obvious from the listing photos.
The buyers who choose Victoria Park are usually choosing urban proximity over water access — closer to downtown Fort Lauderdale than Las Olas, at a meaningfully lower price point per square foot.
