Hiawassee sits on Lake Chatuge — a 7,000-acre reservoir on the Georgia-North Carolina border — and the water defines everything about the property market here. Larger than Lake Blue Ridge, with mountain views in every direction, Lake Chatuge is the kind of lake that makes the drive from Atlanta worth doing even without the mountain town infrastructure that Blue Ridge or Ellijay can match.

The trade-off is real: Hiawassee is more remote, the town center is smaller, and the service infrastructure reflects a full-time population of about 900.
