Las Olas Isles is the address most Fort Lauderdale buyers are picturing when they say they want “waterfront.” The canal network gives nearly every home direct water access, and the boulevard puts you four minutes from restaurants, galleries, and the beach — without the congestion of coastal living.
I’ve represented buyers and sellers here for over a decade. I know which canals have the best dockage, which streets hold their value through market corrections, and what the maintenance reality of canal-front ownership actually looks like. Homes range from renovated mid-century at $1.8M to new-build estates above $8M.

What buyers ask most.
Not all canals are equal — what should I look for?
Four variables: width, depth, bridge clearance, and proximity to the Intracoastal. Wider canals allow larger boats and more comfortable navigation; deeper canals support deeper draft vessels. Bridge clearance determines what passes underneath — most Las Olas bridges run 14–17 feet fixed. Proximity to the Intracoastal determines how quickly you get to open water. I pull canal specs as a standard step before we look at any waterfront property.
What's the price range in Las Olas Isles?
Renovated mid-century to new-build estate: roughly $1.8M to $8M and above, depending on lot size, canal width, and build quality. The wide canals on the north isles command the strongest premiums. New construction on the widest canals hits $8–12M. Mid-century renovations on narrower canals offer the most accessible entry — and often the best bones, if the renovation was done properly.
How walkable is Las Olas compared to other Fort Lauderdale neighborhoods?
The most walkable of the neighborhoods I work in. The boulevard is four minutes on foot from most of the isles — restaurants, galleries, coffee, the beach access at the end. Rio Vista is quieter and less walkable; Harbor Beach is gated and not walkable in the same sense. If the boulevard energy matters to you, Las Olas is the right address. If it doesn't, you'll pay for proximity you're not using.
